Denise Abruscato


Denise Abruscato with Re/MAX All Properties in Cumming, Georgia brings a mix of compassion and heart to her business. Serving the Lake Lanier community, she has built her career on delivering the highest levels of service to her clients. With Re/MAX, her work has earned her a spot in the Executive Club and the Million Dollar Club. In addition, the 400 North Board of REALTORS recently inducted her into the Circle of Excellence for sales topping over $3 million.

In 2004, Denise made the move from an AT&T corporate position to pursue real estate full time. “I have always had a connection to real estate,” she says. “My husband is a CPHB home builder (Unlimited Horizons Construction, Inc.) and I understand both, the construction and the sales side of the business.” For her, real estate offers the opportunity to work closely with her clients and make a real positive impact in their lives. “Helping people make change in their lives is what drives me,” she explains. “We help them overcome barriers and move forward. So many people think they can’t own a home, it’s so rewarding to show them that they can stop renting or make changes to find a more perfect home.” We love to help make dreams into plans.

This attitude led Denise to working with short sales and foreclosures. “75% of my business used to be on Lake Lanier,” she says, “but I’ve moved into the short sales side in order to serve the public needs. We now go where we are needed all the way from Sandy Springs to Dawsonville. As REALTORS, we have a responsibility to help clean up the impact of the 2005 loan debacles. I consider it almost like pro bono work. Taking a distressed property off the market breathes new life into the home and improved value into the neighborhood. With short sales, we are also helping a client save their credit and move on with their lives in 2 years or less. If homeowners have foreclosures, that is a failure for the client, for us, the neighborhood and for the bank. We all lose. I work hard to make sure that doesn’t happen.” The market is now shifting to a sellers market with less short sales and foreclosures. We are helping buyers and seller understand these market changes and seize the opportunities to make changes to downsize, upsize and right size. Several programs, great values and reduced interest rates support many needs.

Denise’s dedication to serving those in need has now come back to her in the form of referrals. “We work primarily on referrals now,” she says. “Sellers are starting to return to the market and those we helped a few years ago are now coming back to us to start over.” As the needs of these clients shift, Denise works hard to stay on top of the latest developments through a commitment to continuing education. “I attend as many classes as I can,” she says. “Having insight into the market, learning the latest changes to loan requirements, legal issues, electronic signatures, or new standards are all things I can take back to my clients.” She is always looking for new methods, procedures and insights that can help her better serve her clients and make their transaction as easy and as stress free as possible.

As the market recovers, and inventory is limited, Denise’s experience with home building is of particular benefit to her clients. As she tours properties with them, she can help them visualize the potential of each home as well as point out potential changes and improvements or construction issues that they might otherwise not have noticed. “We listen to our clients,” she explains. “Everyone has a different idea of their perfect home, some are concerned with the size of the bedrooms, others love to be outdoors and want that perfect patio, I can help them visualize those dreams.”

Denise has brought on a partner to help with the great influx of referrals and new clients. “Michele Michalec has helped out tremendously,” she says. “She has always dabbled in real estate also and it’s great to have a partner who understands your team goals and brings great enthusiasm to our clients.” Denise enjoys the mentoring and training. With both Michele and Denise on the same page, they are on track to double their sales from $5 million to $10 million this year. They also plan to expand into Re/MAX’s growing commercial side this year.

Denise’s success has come from a real commitment to her clients and to her community. She is a visible part of a Lake Lanier community serving as Vice President and later, President of the Lake Lanier Country Club Estates Homeowners’ Association. She also helps participate in charity events like the Lake Lanier Pirates Poker Run and events to benefit the American Cancer Society. As her business continues to flourish here, her clients can count on compassionate, reliable, honest service backed by a deep sense of professionalism.
